According to the dictionary a Milestone is defined as “a significant point in development”. I have 2 milestones to discuss.
First, it is now 20 years for me as a REALTOR and oh how time flies!
About 450 sales for about $95,000,000 and..I learn something new everyday it seems! Thankfully I still enjoy what this sometimes crazy business. I’m happy to be helping my son Travis learn this business and very much appreciate the love & support of my wife Karen through all the ups and downs. And I really appreciate all the unique people I get to help buy or sell real estate and the mostly great co-workers and peers I work with. Thanks!
In 20 years I have been through several “shifts” in the market but here is the thing, change is constant and now matter what, homes still will sell and it will make sense for some buyer’s to purchase. There are opportunities in every market and my job is to help my clients succeed to the very best of my ability.
Milestone # 2 is that we now have more active listings than pending sales for the first time since June of 2020 (see graph below). Our last 5 pending sales have been buyer’s and frankly it’s nice to be back to getting some closing costs paid and not be in multiple offers! Home seller’s are adjusting expectations a bit but we remain in a “sellers” market with about 3 months of inventory (6 months is when it is technically a “buyers” market). Homes are still selling in a weekend but the condition and location is more important in setting the asking price (we can help with that:-).
