What an amazing day July 4th 1776 was with the signing of the Declaration of Independence! I just read it again and it is such a powerful and unique collection of ideas and words.
“We hold these truths to be self-evident, that all men are created equal, that they are endowed by their Creator with certain unalienable Rights, that among these are Life, Liberty and the pursuit of Happiness.”
The over 50 signers also signed their death warrants that day. I’m thankful for their courage & vision and am sure proud of the United States of America, the greatest nation of laws & freedom the world has ever seen. We wish you a joyful and safe celebration of this remarkable day in our nation’s history!
I am also so very thankful to be able to work with my son Travis and watch his growth as a REALTOR and a Man. He takes off for the first vacation he has shared with his sweetie the 4th so I’m on my own for the next 8 days! Pray for me..lol

The residential real estate marketplace in South Central Alaska (and much of the lower 48 states) remains in a frenzy with the huge gap between supply and demand. We are seeing some cooling however…finally! Looking at the ratio between pending & active listings, Anchorage in the last month has gone from a 270% ratio to 241%. The core area of the Mat-Su Valley has dropped from 327% to 273% in the last month. Still nowhere near the typical ratio this time of year around 70%!! Average sales price has leveled off a bit in Anchorage but still rising in the Valley. Interesting times we are in for sure! Closing day at 15556 Teeling Circle, probably one of the nicest places I’ve ever had the privilege to sell. I’m very happy for my sellers, they’ve been great to work with really classy people. It’s an emotional experience when you have built a home and have lived in it for 30 years. Reminder just how difficult it is to get moved. We had multiple offers and then the first buyer backed out and we had to go back to the second one and getting through the inspection period and all that, but we’re basically closing on the date we had. We’re going to be one day late from the contract date, but in this environment these days, that’s not too shabby. Hey, if you want a crazy offer on your home, let me know!
